Residential conveyancing costs & services

We anticipate that a sale and/or a purchase, transfer and re-mortgage can all take a period in the region of eight weeks - fourteen weeks to be concluded, provided that the process is straightforward and there are no complications.


Regarding fees, provided the transaction proves to be straightforward, which should be the case, will be as follows:


Our fees for a sale - £500 - £1,500 +* plus VAT

Our fees for a purchase - £500 - £1,500 +* plus VAT

Our fees for a Transfer - £400 - £1,000 +* plus VAT   

Our fees for a re-mortgage - £300 - £1,000 +* plus VAT

*Please note that these figures depend on various components i.e. price, area, mortgage etc. 


In addition, the following disbursements may occur:

    Land Registry Office Copy Entry fee - £10.00 - £30.00

  • For a Purchase

    Stamp Duty Land Tax:  Tbc (Depending on purchase price)

    Land Registry Registration fee:  Tbc (Depending on Purchase Price)

    Local Authority Search:  £100.00 (approx. depending on local authority)

    Environmental Search:   £61.20

    Drainage Search:             £64.80

    Coal Mining Search:        £57.00 (if required)

Ultimately, We would advise that our Bank charge us for the telegraphic transfer of funds, and we are prepared to send the first transfer ‘free of charge’. For any further transfers of funds, we will have to charge the sum of £15.00 plus VAT per transfer, which is the transfer fee to the Bank and our admin fee for sending the transfer. We do not operate a ‘no sale no fee’ and in the event that your transactions do not proceed to completion for any reason a fee will be charged for the work carried out on your behalf albeit by reference to the amount of work carried out. The Conveyancing Process

Buying or selling a property means there are a lot of things to think about. But with our help and guidance at Mark Redler & Co, you can be sure that every stage of the conveyancing process will be both professionally and carefully managed, so you can focus on moving into your new home. Organising everything from contract details, specifics of agent negotiations and much more, trust us to handle complex legal processes.

  • Buying a Property

    • You make an offer on a property, which is accepted by the seller.
    • Instruct us to act as your conveyancer either by telephone, email or in person. 
    • You may then want to arrange a survey on the property and make an application for a mortgage (if required).
    • We will then confirm your instructions by a letter which will include our costs, terms of business, client information sheet, money laundering form and asking for search monies to be paid
    • The seller’s conveyancer will then provide the “contract pack” pack to us.
    • We will check the contract pack, raise pre-contract enquiries, carry out the necessary searches and obtain a copy of your mortgage offer (if required).
    • The seller’s conveyancer and seller will answer pre-contract enquiries and return these to us.
    • We will review these and then report to you on the contents of the contract pack, pre-contract enquiries, the result of the searches and the mortgage offer. You will then consider this report and raise any questions on anything that is unclear.
    • When you are happy to proceed, arrangements are made for the deposit to be paid to us in readiness for the exchange of contracts.
    • We will prepare a draft transfer deed and send it to the seller’s Conveyancer ready for exchange.
    • The seller’s conveyancer approves the draft transfer deed and a final copy is made. You then sign it along with the contract in readiness for exchange and completion.
    • You and the seller agree on a completion date and contracts are formally “exchanged” - meaning both parties are legally committed to the transaction.
    • We will prepare a completion statement, carry out pre-completion searches and apply to your mortgage lender for the mortgage loan (if required).
    • On completion, the seller vacates the property by the agreed time and we send the proceeds of the sale to the seller’s conveyancer.
    • The seller’s conveyancer releases the keys to the estate agent (if one was used) and sends the title deeds and transfer deed to us together with an undertaking to repay any existing mortgage.
    • We then send the stamp duty payable to HMRC, receive the title deeds, transfer deed and proof that the seller has paid the outstanding mortgage on the property.
    • We then register the property in your name at The Land Registry.
    • You will receive a copy of the registered title from The Land Registry. Any documents required by the mortgage lender to be retained by them are sent on by us.
  • Selling a Property

    • You receive an offer from the buyer for your property which you agree to. 
    • Instruct us to act as your conveyancer either by telephone, email or in person. 
    • We will then confirm your instructions by a letter which will include our costs, terms of business, client information sheet, fittings & contents form and property information form. If the property is leasehold, additional information will be required. 
    • You will then be required to provide us with your identification along with completed forms. 
    • We will obtain official copies of the title register and any other documents required by The Land Registry and details of the amount outstanding on any existing mortgage. Any title deeds from the deeds holder will also be required.
    • We will prepare the draft contract and supporting contract documentation and send it to the buyer’s conveyancer.
    • The buyer’s conveyancer will check the contract and supporting contract documentation and raise pre-contract enquiries with us.
    • You will then need to answer these pre-contract enquiries with our help.
    • The buyer’s conveyancer will then confirm they have acceptable results from their searches, are happy with the answers to pre-contract enquiries and are in receipt of a mortgage offer (if any).
    • The buyer’s conveyancer drafts a transfer deed and sends it to us.
    • We will check the transfer deed and then get you to sign it along with the contract in readiness for exchange and completion.
    • You and the buyer then agree on a completion date and contracts are formally “exchanged” - meaning both parties are legally committed to the transaction. We will obtain a settlement figure to repay the outstanding amount on any existing mortgage, if applicable. 
    • On completion you must vacate the property at a time to be agreed and make arrangements to hand over the keys, usually through the estate agent. The buyer’s conveyancer will send the proceeds of sale to us and we will arrange for the keys to be released to the buyer. We will then send the title deeds and transfer deed to the buyer’s conveyancer together with an undertaking to use the proceeds of sale to discharge any existing mortgage. We then pay the estate agent (if one was used), repay the amount owing to the existing mortgage lender (if applicable) and take payment for our conveyancing service costs.
    • Once all the payments have been made all the remaining money from the sale will be transferred to you as agreed, usually by bank transfer on the day of completion.
